The Veera Grand Pattaya project marks a significant milestone in our design journey as one of our earliest collaborations with a major residential development in Thailand. Located in the vibrant coastal city of Pattaya this project allowed BES Project to showcase our ability to handle diverse architectural requirements across multiple villa scales. Our goal was to create a cohesive luxury experience that captures the essence of modern tropical living while providing a sense of exclusivity for every resident. This early partnership laid the foundation for our studio’s commitment to delivering high quality visual narratives for large scale property developments.
Master Plan
Type A
Villa Type A serves as the elegant introduction to the Veera Grand lifestyle, where the focus is on sophisticated efficiency and high-end modernism. In this model, we utilized a clean architectural approach to maximize spatial flow within a more compact footprint. The design features open-plan living areas that feel incredibly airy, thanks to the strategic placement of expansive windows that invite natural light to fill the home. Type A is perfect for those who seek a stylish, functional sanctuary that doesn’t compromise on luxury, showcasing our ability to create intimate spaces that still feel boundless and connected to the outdoors.
Type B
Stepping up to Villa Type B, the design evolves into a much bolder architectural statement characterized by its grand proportions and unapologetic opulence. As the larger model in the collection, Type B introduces more generous volumes, including double-height ceilings and wider facades that cater to a more expansive lifestyle. We designed this villa to be the ultimate hub for entertainment and family life, featuring larger private pools and extended terraces that seamlessly blend with the interior. The transition to Type B allows for a more dramatic interplay of light and shadow, highlighting the increased depth and luxurious scale of the residence.
To ensure a unified aesthetic across both villa types, we maintained a consistent material palette that draws inspiration from the natural coastal environment. We paired neutral, light-toned plaster with rich timber accents and natural stone textures to create a look that is both warm and contemporary. This balance of materials ensures that while Type B is larger in scale, it shares the same refined DNA as Type A. By integrating these organic elements with sleek, modern finishes, we have created a timeless visual identity that honors the tropical surroundings while maintaining a polished, world-class appearance for the entire development.
